She also says that &#8220;there are a faction of people who do like older &#8216;vintage&#8217; apartments because of their space and character. Many of the Villa buildings are mixed-use and attract a lot of people in the design field who are looking for a trendy office.\u00a0Because of their age, they are less expensive on a square meter basis, while still being in very convenient locations.&#8221;<\/p>\n<p>Tokyo lacks a core of seriously old buildings mainly due to the destruction wrought by the 1923 Kanto earthquake and WWII. Newer apartments carry a\u00a0<a href=\"http:\/\/www.akasakarealestate.com\/wiki\/index.php\/ARE_Price_Index_(Central_Tokyo)\">premium<\/a>\u00a0over ones in older buildings. There is little in the way of preservation. This is why the face of the city is constantly changing. [For a more vivid discussion of the fluidity of Tokyo&#8217;s cityscape, I recommend this <a href=\"http:\/\/www.youtube.com\/watch?feature=player_embedded&amp;v=9plNQtrnHaM\">BBC documentary<\/a> on Youtube.]<\/p>\n<p>All of the above is why one assumes buildings in Tokyo to be no older than 20-30 years. I was thus happy to stumble upon this <a href=\"http:\/\/sellingtokyo.wordpress.com\/apartment-index-n-z\/villa-series\/\">real estate website<\/a> listing the coordinates of several &#8220;villas&#8221; (i.e. apartment blocks) in Aoyama and Shibuya that are from the 1960s and 1970s and have withstood the normal build and tear-down cycle at least once. They all have fantastically mediterranean names. I took a walk yesterday to have a look.<\/p>\n<p><strong>Villa Rosa &#8211; 1969:\u00a0<\/strong>The most dilapidated of the villas, with seemingly no major renovation having occurred since it got built more than forty years ago. All flats \/ offices enjoy ample daylight.<\/p>\n<p><a href=\"https:\/\/benbansal.me\/?attachment_id=359\" rel=\"attachment wp-att-359\"><img decoding=\"async\" class=\"size-medium wp-image-359 alignnone\" alt=\"villa01\" src=\"https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa01-580x433.jpg\" width=\"580\" height=\"433\" srcset=\"https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa01-580x433.jpg 580w, https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa01.jpg 900w\" sizes=\"(max-width: 580px) 100vw, 580px\" \/><br \/>\n<\/a><\/p>\n<p><!--more--><\/p>\n<p><strong>Villa Gloria &#8211; 1972:\u00a0<\/strong>Quite an upscale apartment block, major renovation must have taken place not too long ago. Symmetrically shaped with large living units (something that seems to unite all buildings in this post &#8211; space!).<\/p>\n<p><a href=\"https:\/\/benbansal.me\/?attachment_id=360\" rel=\"attachment wp-att-360\"><img decoding=\"async\" class=\"size-medium wp-image-360 alignnone\" alt=\"villa02\" src=\"https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa02-580x433.jpg\" width=\"580\" height=\"433\" srcset=\"https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa02-580x433.jpg 580w, https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa02.jpg 900w\" sizes=\"(max-width: 580px) 100vw, 580px\" \/><\/a><\/p>\n<p>&nbsp;<\/p>\n<p><strong>Villa Fresca &#8211; 1972:<\/strong> Together with its sister building Villa Serena built in the early 1970s and also quite an upscale apartment block. It could by the looks of it be a very modern development. The living units have private balconies.<\/p>\n<p><a href=\"https:\/\/benbansal.me\/?attachment_id=361\" rel=\"attachment wp-att-361\"><img decoding=\"async\" class=\"size-medium wp-image-361 alignnone\" alt=\"villa03\" src=\"https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa03-580x433.jpg\" width=\"580\" height=\"433\" srcset=\"https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa03-580x433.jpg 580w, https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa03.jpg 900w\" sizes=\"(max-width: 580px) 100vw, 580px\" \/><\/a><\/p>\n<p>&nbsp;<\/p>\n<p><strong>Villa Serena &#8211; 1971:<\/strong> Yellow highlights break the monotony of the concrete facade.<\/p>\n<p><a href=\"https:\/\/benbansal.me\/?attachment_id=362\" rel=\"attachment wp-att-362\"><img decoding=\"async\" class=\"size-medium wp-image-362 alignnone\" alt=\"villa04\" src=\"https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa04-580x433.jpg\" width=\"580\" height=\"433\" srcset=\"https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa04-580x433.jpg 580w, https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa04.jpg 900w\" sizes=\"(max-width: 580px) 100vw, 580px\" \/><\/a><\/p>\n<p>&nbsp;<\/p>\n<p><strong>Villa Bianca &#8211; 1964:<\/strong> The oldest of the villas I saw. Intriguing modular design with a lot of glass. Probably my favourite &#8211; although one wonders about the insulation. It gets quite cold here at least two out of the twelve months!<\/p>\n<p><a href=\"https:\/\/benbansal.me\/?attachment_id=363\" rel=\"attachment wp-att-363\"><img decoding=\"async\" class=\"size-medium wp-image-363 alignnone\" alt=\"villa05\" src=\"https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa05-580x433.jpg\" width=\"580\" height=\"433\" srcset=\"https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa05-580x433.jpg 580w, https:\/\/benbansal.me\/wp-content\/uploads\/2012\/12\/villa05.jpg 900w\" sizes=\"(max-width: 580px) 100vw, 580px\" \/><\/a><\/p>\n<p>&nbsp;<\/p>\n<p><strong>Villa Moderna &#8211; 1974:<\/strong> Quite a major development by Sakakura Associates (the company founded by major Japanese modernist architect <a href=\"http:\/\/en.wikipedia.org\/wiki\/Junzo_Sakakura\">Junzo Sakakura<\/a>).
